MCA Inc. provides honest and ethical appraisals for Harris County

For honest and ethical appraisals, trust MCA Inc.

We think of what we do as a profession. The rigors of becoming a licensed appraiser have become more difficult than ever in the past. That's why it goes without question these days that real estate appraisal can definitely be called a profession rather than a trade. As with any profession we have a strict ethical code.

We have a lot of obligations as appraisers, but above everything we answer to our clients. Typically, for a normal residential appraisal, the appraiser's client is the lender ordering the appraisal, and often the appraisal is ordered by a third party the lender has contracted in order to maintain independence. Subsequently, appraisers are privy to a lot of data, and like an attorney, can only discuss many of these matters with their client. As a homeowner, if you want to review an appraisal report, you normally should obtain it via your lender and not the appraiser.

Other obligations include accurate figures appropriate to the parameters of the report, attaining and maintaining a particular level of competency and education, and naturally, the appraiser must bear a professional demeanor. Here at MCA Inc., we take these ethical responsibilities very to heart.

Appraisers may also have fiduciary obligations to third parties, including homeowners, both sellers and buyers, or others. Those third parties normally are listed in scope of the appraisal assignment itself. An appraiser's fiduciary duty is restricted to those third parties who the appraiser knows, based on the scope of work or other things in the framework of the job.

MCA Inc. has an established track record for performing appraisals with the highest of ethics. To learn more, contact us.

There are also ethical standards that have nothing to do with whom we share information. For example, appraisers must store their work files for at least five years - something else MCA Inc. diligently adheres to.

We demand the highest professional integrity possible from ourselves. Working on orders based on contingency fees is not something we can consider. That means we don't agree to do an appraisal report and collect the fee only if the loan closes. There's certainly a conflict of interest if an appraiser can report an unsubstantiated value and then get paid more money!

Finally, the Uniform Standards of Professional Appraisal Practice clearly states unethical behavior as accepting of an assignment that is contingent on "the reporting of a pre-determined result (e.g., opinion of value)", "a direction in assignment results that favors the cause of the client", or "the amount of a value opinion" as well as other situations. We diligently follow these rules to the letter which means you can be at ease knowing we are going above and beyond to get you an accurate home or property value.

With MCA Inc., you won't have any doubts that you're getting 100 percent ethical, honest service.
